Magnolia Place is a comfortable and relaxing furnished home in a historic triplex in one of Fullerton's renowned historic neighborhoods, available for stays of 30 nights or longer. The spaces are thoughtfully designed to make you feel well taken care of. Every detail has been considered, from the luxury beds and linens to the modern-yet-comfortable furniture. The kitchen and laundry room have everything you need.
The neighborhood is well kept, with vintage 1920s craftsman and Spanish revival homes. A 15-minute walk takes you to a 23-mile trail system where you'll share the path with walkers, bikers, and horses.
This is a furnished residential lease, not a short-term rental. Booking is a request for tenancy; the tenancy is created by a signed lease. Every adult occupant (18 or older) completes a rental application and screening, signs the lease, and provides government ID before move-in.
Magnolia Place is part of a triplex, with a unit above and another unit sharing a wall. The other two units are short-term vacation rentals, so neighboring occupants change frequently and there is normal arrival, departure, and housekeeping activity on the property. It's possible you may occasionally hear muffled voices or footsteps. Everyone in the building has agreed to be good neighbors and respect quiet hours 10pm-8am. There are stairs from the street, so the property is not handicap accessible.
Please note: active construction is underway adjacent to the property and is expected to continue. Work generally occurs on weekdays and Saturdays during daytime hours and may produce noise, dust, and truck traffic.

Welcome to Magnolia Place. Below are the terms you're agreeing to. These are a plain-language summary of the lease you'll sign; the signed lease governs if anything differs.
This is a furnished residential lease, not a short-term rental.
Stays are 30 nights or longer. The lease is a fixed term - it ends automatically on the end date with no further notice, and it is not month-to-month. The initial term can run up to 180 days. Any extension has to be agreed in writing and is at the owner's discretion. Total continuous occupancy is capped at 330 days.
What you provide before move-in.
A signed lease, a completed rental application and screening for every adult occupant (18 or older), valid government ID for every adult occupant, proof of renter's insurance, and the security deposit. A booking is a request for tenancy - the tenancy is created by the signed lease. Move-in access is not released until these are in. This applies equally to "instant" bookings that look complete on a listing site.
Who can live here.
Maximum 5 occupants. Everyone who will live here must be named in the lease. Base rent covers 2 occupants; each additional named occupant (persons 3 through 5) is $250 per month. Daytime visitors are welcome - as a guideline, no more than 6 at a time, departing by 10pm. Overnight guests are fine up to 7 consecutive nights and 14 nights per calendar month; beyond that they need to be added as a named occupant, with ID and screening.
Rent, utilities, and payments.
Rent is quoted for the full term of your stay. Utilities are a flat $250 per month covering water, electricity, trash, sewer, and internet - billed separately from rent, paid in advance, and prorated daily for any partial month. Card payments carry a 3% processing surcharge; bank transfer is free and encouraged. For direct bookings, the first month's rent, the utility fee, and the deposit are due when the lease is signed, and later rent is due on the same day of each month as your start date. Rent more than 3 days late incurs a 5% late fee.
Security deposit.
One month's rent, due before move-in, plus a $300 pet deposit if you have an approved pet. The deposit is returned within 21 days of move-out, less any lawful itemized deductions, with receipts and move-in/move-out photos.
Move-in and move-out.
Move-in from 4:00pm on your start date via a digital lock; codes are issued about two days ahead once everything is in. Move-out by 10:00am on your end date. Please respect quiet hours if you arrive late.
Cleaning.
A professional cleaning is required every 14 days of occupancy, scheduled at a convenient time (typically 10am-2pm) and billed at the owner's actual cost, currently about $200 per visit. That includes laundering the owner-supplied bed linens and towels. It does not include your personal laundry - there's a washer and dryer in the unit for that. You can launder the linens yourself between visits if you prefer.
Pets and assistance animals.
No animal may be brought to the property without prior written approval, including a visitor's animal. One cat may be approved on application; small dogs under 25 lbs are considered case by case. Approval requires breed, weight, age, spay/neuter status, vaccination records, and prior-landlord references. Approved pets carry a $300 deposit and $50 per month. Service animals and documented emotional support animals are not pets - they are accommodated under fair-housing law, exempt from approval, limits, and charges.
Quiet hours and your neighbors.
Quiet hours are 10pm to 8am. The other two units in the triplex are short-term rentals whose guests are entitled to quiet enjoyment, and their occupants change frequently. Please don't create a disturbance at any time, and don't interfere with the other units or their guests. Bring any concern to the owner directly rather than to the guests.
No smoking or vaping.
Anywhere on the premises, inside or out, including cannabis.
No parties, events, or content production.
No gatherings or events beyond your named occupants and permitted daytime visitors. No commercial photography or filming - ordinary personal phone or handheld camera use is fine.
Things that end the tenancy on a first occurrence.
Any party or event; commercial filming or content production; disturbing or filming the other units' guests; exceeding maximum occupancy or an undisclosed occupant; smoking or vaping; illegal activity; an animal without prior written approval; subletting, assigning, or listing the unit on any short-term rental platform. For other noise or conduct issues, you get one written warning first.
The unit is furnished.
Please don't remove or store the owner's furniture or bring in your own furniture or major appliances without written consent. Don't block walkways, exits, windows, or any smoke or carbon monoxide alarm. No space heaters, candles, open flames, indoor grills, or fuel stored indoors. Nothing may be drilled, nailed, or screwed into walls, ceilings, or doors without permission - removable adhesive hangers may be approved.
Renter's insurance.
Required for the full term: at least $100,000 personal liability, with the owner named as additional interest and the property listed as the insured location. Proof is required before move-in.
Owner entry.
Immediately and without notice in an emergency. With 24 hours' written notice during normal business hours for repairs, agreed services, inspections, or showings. The recurring 14-day cleaning runs on a standing schedule you consent to in the lease, with advance notice of each specific date - you can withdraw that standing consent in writing at any time.
Video doorbells.
Exterior motion-activated video doorbells and cameras record at entrances and shared exterior areas. There are no interior cameras and none are directed into the unit.
Parking and construction.
Street parking only - there is no assigned or dedicated parking. Active construction is underway adjacent to the property and is expected to continue through a typical tenancy, generally weekdays and Saturdays during daytime hours, with noise, dust, and truck traffic. Neither is a breach of the lease or a habitability defect, and no rent reduction is owed for either.
Not baby-proofed.
The unit is not baby-proofed and is not suitable for infants. There are stairs from the street and the property is not handicap accessible.
Ending early.
If you cancel 30 or more days before your start date, you're released and refunded everything except non-refundable processing fees. Inside 30 days, or if you leave early after moving in, you remain responsible for rent for the term - but the owner must make reasonable efforts to re-rent, and any rent from a replacement tenant for the same period is credited to you. If you booked through a platform, that platform's long-term cancellation policy governs how it handles funds.
Required legal notices.
The lease includes notices California and federal law require every landlord to give: the AB 1482 Tenant Protection Act notice, Megan's Law notice, bed bug information, mold disclosure, smoke and carbon monoxide alarm acknowledgment, the federal lead-based paint disclosure for this pre-1978 building with the EPA pamphlet, and the natural hazard notice. These are notices required by law, not owner rules.
Governing law.
California law. Orange County venue. Any change to the lease has to be in writing signed by both parties.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
