Modern Vintage is a comfortable and fun home in a 3-unit historic building in one of Fullerton's renowned historic neighborhoods. The spaces are thoughtfully designed to make you feel well taken care of. Every detail has been considered, from the luxury beds and linens to the organic amenities to the modern-yet-vintage furniture. The kitchen and laundry room have everything you need.
The neighborhood is well kept, with vintage 1920s craftsman and Spanish revival homes. A 15-minute walk takes you to a 23-mile trail system where you'll share the path with walkers, bikers, and horses.
By booking, you agree to follow the House Rules including the Occupancy Policy and Security Deposit.
Modern Vintage is part of a triplex, with a unit above and another unit sharing a wall. It's possible you may occasionally hear muffled voices or footsteps of your neighbors. Everyone in the building has agreed to be good neighbors and respect quiet hours 10pm-8am. Thank you in advance for being a great guest!
There are stairs from the street, so the property is not handicap accessible.

RENTAL RULES

We're so glad you've booked Modern Vintage! We wish you an amazing, wonderful stay. Below are the rules, terms and conditions you're agreeing to.
Additional Information is required to complete your booking.
IDs, a credit card Security Deposit hold, and a signed Rental Agreement are required to complete your booking. You must provide these items via an Owner-provide URL within 48 hours of making the initial booking in order to maintain your booking. This applies to "Instant Bookings" that may appear to be complete on sites like Airbnb.
Minimum Primary Renter Age: 25
Maximum Occupancy & Maximum Number of People Per Booking: 5
(See Occupancy Policy and Additional Guest Fees below).
IDs required.
The primary renter must complete the booking platform’s Verified ID process. In addition, due to local compliance requirements, all adult members of the booking party must provide the Owner with a copy of their valid and unexpired government ID prior to the day of check-in. This is separate from the booking platform’s Verified ID program. IDs must be clear with everything visible with nothing blocked out. Check-in will not be permitted without required IDs.
Occupancy Limits & Additional Guest Fee
- Access to the property is exclusively for individuals who are pre-disclosed at the time of booking.
- All persons who will be on-site (including children and infants) are counted in the booking party whether they visit briefly or spend the night.
- A maximum total of five people may be included in a booking.
- Visitors are not permitted without prior written approval from the Host.
- Each undisclosed visitor will cost $100 times the total booked nights. Outdoor video is reviewed to confirm the total number of people on-site.
- Modern Vintage's base rate includes up to two people.
- Guests 3-5 are charged an Additional Guest Fee ($20/night/guest as of 6.20.22) which is applied to all booked nights and not prorated per night.
- Infants are counted as guests, this may be different than the booking platform.
- Reservation changes that add guests are subject to Additional Guest Fees.
Noise.
Quiet hours are 10pm - 8am. Modern Vintage is part of a historic triplex with residents to the side and above this unit. Avoid loud music, TV, and talking, be especially aware of sound as you check-in and later exit and enter. Also, be mindful of infants in your group who may not sleep through the night.
Security Deposit.
A $300.00 hold will be automatically reserved as a Security Deposit on your credit card by the Owner's credit card processing company 3 days prior to your arrival date. For Airbnb bookings, you agree to provide the Owner with a valid credit card for the Security Deposit via an Owner-provided URL. For direct and platform bookings other than Airbnb, the credit card of the last successful payment will be used. If there are no successful credit card payments, you agree to send $300.00 to the Owner to satisfy the Security Deposit and maintain your booking.
Self Check-in & Check-out.
Self-check-in will be available starting at 4pm on the first day of the reservation. Check-in instructions will be sent approximately two days before your arrival date, assuming all requirements have been met, including signing this Agreement and the Security Deposit credit card hold. If you're arriving after 10pm, be mindful of quiet hours. Check out is by 10am on the last day of the reservation. Cleaners will be there promptly at 10am.
Inform the Owner Promptly.
Promptly inform the Owner of any concerns or issues upon arrival and during your stay.
Cancellation.
In the event you need to cancel, any processing or administrative fees are non-refundable. The cancellation refund policy is as follows
Guest receives 100.00% if cancellation occurs at least 30 days before arrival;
Guest receives 50.00% if cancellation occurs at least 7 days before arrival;
No refunds within 6 days of arrival.
No Smoking or Vaping.
Smoking or vaping is not allowed anywhere on the premises, inside or outside.
No Events or Content Production.
You will not have any gatherings, parties, or events. Further, no entertainment or production is allowed -- for example, live music, filming, web, photo and video shoots, etc. Only personal, non-commercial photography or video with a single consumer-grade camera, and no additional equipment or accessories (i.e. lighting, rigging) is allowed. You agree to disclose your plans to the Hosts at the time of booking. In the event of an unauthorized gathering, party, or entertainment/production event on-site, You agree to pay, in addition to any damages, a penalty equivalent to 4 times the nightly rate in effect at the time, for each night in the booked stay.
No Pets, Service, or Emotional Support Animals Allowed.
We regret that service and emotional support animals cannot be accommodated due to possible shared space health and safety concerns of the triplex’s full-time residents.
Not Baby-Proofed.
Modern Vintage is not baby-proofed and is not suitable for infants.
Keeping The Place Clean.
During your stay, wash dishes, clean spills, and not let trash pile up. Unusual cleaning needs may result in additional cleaning charges.
Conservation and Security
Turn off lights and appliances before leaving and lock up the unit when you're not home. Keep water consumption to a reasonable minimum, Southern California is in a drought.
Additional Cleaning for Longer Stays.
Additional cleanings are required for stays longer than 13 nights as follows:
14-20 nights — 1 additional cleaning
21-28 nights — 2 additional cleanings
Additional cleanings, if required, will be billed at cost ($200 as of June 2023). If applicable and not automatically calculated in the initial booking, you agree to pay any Additional Cleaning Fees prior to check-in. Cleanings take approximately four hours and will be scheduled at a mutually convenient time, typically 10am-2pm.
Private Space.
You agree not to enter the neighbors' areas, including their outdoor patio areas as shown on the check-in instructions map.
Payments and Refunds For Bookings
a) For direct bookings and booking channels other than Airbnb, payment of $5.89 plus any applicable tax, is taken by Owner's credit card processing company at the time of the booking. Any remaining balance must be paid 30 days prior to the arrival date, or this Agreement may be canceled by the sole option of the Owner. An automatic credit card payment for the remaining balance will be scheduled by the Owner to be made 30 days prior to the arrival date. The credit card of the first payment is used if a credit card was provided. If the automatic payment fails for any reason, you will promptly pay the remaining balance in full, or the reservation will be canceled with no refund of payments made. Any refunds due to you from a credit card payment will be refunded by credit card transaction; all other refunds will be made within 30 days by check. Payments and Security Deposits for the booking will be displayed as FULLERTON VAC RENTAL on your credit card statement.
b) For bookings through Airbnb, payments and refunds will be made through Airbnb.
c) Security Deposit holds and releases will be handled directly by the Owner's credit card processing company.
Stuff Happens!
You agree to let the Owner promptly know if anything becomes stained or broken. You are responsible for anything beyond normal wear.
Violations, Complaints, Damages.
Violations and complaints are taken seriously. If there are violations or complaints, the Owner will attempt to work with you to reasonably resolve them. However, the Owner reserves the right to terminate your occupancy, including any persons on-site with you, at any time for a violation of this Agreement.
Security Deposit Release.
The Security Deposit will be released in full within 7 days of the end of the rental period if all the property's contents are present, no damage was done, the number of people onsite was accurately disclosed per the Occupancy Policy, there were no unauthorized gatherings, parties, or entertainment/production activities, or other violation of this Agreement. The Security Deposit may be used at Owner's discretion to cover damages incurred by the Owner, other guests, or neighbors. Deductions may be made for, but are not limited to, excess cleaning, excess trash removal, missing or damaged item replacement or repair costs, building or grounds repairs, or excessively disturbing neighbors. The Owner is under no obligation to use the least expensive means of restoration.
In the event of any damages or violation(s) of this Agreement, the Owner will provide you with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, you agree to pay the balance within 7 business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fees, trash removal fees, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, other service call fees, or excessively disturbing neighbors. The Owner is under no obligation to use the least expensive means of restoration. In the event the Owner needs to terminate this Agreement due to a breach by you or anyone associated with you, you will vacate the rental property immediately with no refund.
All Reasonable Efforts.
The Owner will make every reasonable effort to ensure that appliances will be in good working order during your stay. No refunds will be provided due to power blackouts, water shortage, flooding, construction activities, mandatory evacuations, or other acts of god or nature.
No Illegal Activites.
False Representations and Police Activity.
Police activity related to any rule violation may at Owner's discretion result in immediate eviction without refund. Any reservation obtained under false representations will be subject to forfeiture of advance payment, deposit, and/or rental fees, and if applicable, the party may either not be permitted to check-in or may be required to leave immediately.
Video Doorbells.
Modern Vintage has exterior motion-activated video doorbells at all the entrances that record. Video is used for security and guest count confirmation.
Legal Venue and Enforceability.
This Agreement shall be enforced under the laws of the State of California, including any applicable rental acts, and represents the entire Agreement. In the event of a dispute, legal action may only be instituted in Orange County, California, where the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement.
No landline phone service is provided.
You agree to rely on your own mobile devices for summoning emergency services. In an emergency, dial 911.
Lost and Found Items.
Any items you leave behind after check-out, if found, can be returned with you paying for shipping costs. Items found and not claimed within 30 days may be disposed of at the discretion of the Owner.
Host Entry In Extenuating Circumstances.
You grant the Owner access to the Rental Property for emergencies and will allow the Owner access for maintenance and repair. The Owner may enter the Rental Property at any time for inspection purposes should the Owner reasonably believe that the Guest has or may damage Rental Property or violate this Agreement.
Owner Liability.
Owner's maximum liability related to this Agreement is limited to any monies paid by Guest to Owner. Owner shall not be held liable for any special or consequential damages which result from this Agreement.
Guest Responsibility and Indemnification.
You assume responsibility for the actions of your booking party, including minors. You agree that all persons on the property as a result of your booking do so at their own risk, and further assume all legal responsibility for the behavior of, and any bodily injury to, any such persons, including minors. This includes but is not limited to, any injury sustained as a result of use of the rental property and any loaned equipment. You are responsible for sharing this Agreement's requirements with your traveling group, and anyone else you permit onto the Rental Property by the Guest.
Transient Occupancy Tax.
10% of your daily rate is the rent charged for occupancy of the short-term rental and is therefore subject to the City of Fullerton tax. The remainder 90% of the daily rate pays for parking and/or use of outdoor facilities.
Changes in Writing Only.
Guest and Owner agree that any changes to this Agreement must be made in writing and signed by both parties to be effective.

Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 6 days prior to the arrival date of the reservation. For cancellations made within 6 days prior to the arrival date, no refund will be issued.

Hello! We both grew up in Fullerton and look forward to sharing our hometown with you. We love to hang out with our dogs, travel, hear and perform great music, enjoy nature, take in the theater, and meet new people. We're also the parents of two adult children.
